Can You Use LVP Outside in Brevard? Here's What You Need to Know

ProSource | 7/10/2025

We recently had a customer come into our Brevard County location looking for Luxury Vinyl Plank (LVP) for their deck, an idea encouraged by their installer.

Here’s the deal: LVP is not made for outdoor applications, no matter how many times someone says they’ve installed it.

Brevard County’s Coastal Conditions

The Space Coast—from Melbourne to Cocoa Beach—deals with salt air, humidity, sea breezes, and a wet season that demands exceptional drainage. Outdoor materials must be rated for coastal exposure.

Because LVP is typically an interior product, it’s not intended for open-air decks. Most manufacturers do not warranty outdoor use due to UV, heat, and moisture risks.

Why LVP Is Risky Outdoors in Florida

In coastal areas like Melbourne, Palm Bay, and Cocoa Beach, the sun, salt air, and humidity will destroy LVP over time:

  • Salt air: Accelerates corrosion and can degrade finishes.
  • Heavy rain: Moisture and humidity lead to expansion and warping
  • Sun & thermal cycling: UV rays cause rapid fading, and temperature changes crack the wear layer

Best Outdoor Flooring Options in Brevard

Instead of LVP, use materials rated for exterior use and coastal durability:

  • Exterior-Rated Porcelain Tile: Reliable in coastal environments; select textures for slip resistance and finishes that reduce heat buildup
  • Contemporary backyard with a pool surrounded by large gray porcelain pavers, modern lounge chairs, and a sleek home with glass balcony, creating a clean and stylish outdoor living area.
  • High-Quality Composite Decking: Built for open-air exposure and lower maintenance; pair with corrosion-resistant fasteners.
  • Outdoor patio with wicker sectional sofa and neutral cushions on a gray composite deck, surrounded by lush greenery and trees, creating a cozy seating area for warm weather relaxation.
  • Natural Stone or Pavers: Timeless look with proper sealing and a drainage-conscious base.
  • Rooftop patio with stone pavers, modern outdoor seating around a fire pit, a pergola bar area, and landscaped greenery overlooking a city skyline.
  • Slip-resistant Exterior Tile: Provides secure footing and reliable performance in Brevard’s humid, coastal conditions.
  • Modern poolside patio with light gray exterior tile overlooking the ocean and mountains, featuring minimalist outdoor seating and glass railing for an open, scenic view.

These are engineered to survive Brevard’s harsh weather and salty air, and they still look amazing.

What to Consider:

Installer Checklist for Coastal Projects

  1. Is the material outdoor-rated for coastal Florida?
  2. What’s the substrate and drainage plan?
  3. Which fasteners/trims are corrosion-resistant?
  4. How does the warranty address outdoor coastal installs?

Maintenance for Longevity

  • Rinse salt spray and sand regularly.
  • Use pH-neutral exterior-safe cleaners.
  • Check fasteners, edges, and joints after storm season.
  • Re-seal stone/pavers about every 1–2 years.
