This month, we spoke with Seiji Hirai, owner and operator of LHP Properties, a home improvement company offering a full portfolio of professional contractor services. Installing laminate flooring over hardwood can be a cost-effective and efficient way to update a space without the time and expense of tearing out the existing floor.
"Often, consumers want to add laminate or other flooring on top of hardwoods to save money from ripping out the hardwood, possibly damaging the subfloor, saving on labor, and pulling everything out," Seiji explains. "It can lead to possible complications or could be a seamless transition."
This approach can help homeowners achieve the look they want - whether that's wood-look laminate, water-resistant laminate flooring, or a specific grain pattern - while preserving the structural integrity of the home.
The main advantage of layering laminate over hardwood is savings - both in time and labor. Some homeowners also like the added height it gives the flooring.
However, Seiji stresses that the condition of the subfloor is a deciding factor.
"You want to make sure the subfloor is in good condition and that the hardwood is level everywhere. All wood expands and contracts due to moisture, so making sure it is perfectly level is imperative. Hardwood moves at a different rate, which should be considered before installing."
In certain situations, this type of installation should be avoided.
"If the subfloor is damaged or not level, it could present problems. Areas prone to high moisture should also be avoided," Seiji says.
Moisture-prone spaces like bathrooms and basements are particularly risky because laminate, even with a moisture barrier, can be susceptible to warping over time.
While some homeowners consider laminate installation a DIY project, Seiji strongly recommends working with an experienced flooring contractor.
"There are so many other factors to consider like subfloor material, foundation, underlayment, moisture barrier, flooring material, room size, and how the floors are fastened. More hardwoods are nailed, and laminates are floating, so it’s important to get it right the first time."
A pro can also help determine the best laminate underlayment and ensure the proper moisture barrier is in place to protect your investment.
"You can have moisture penetrate the flooring from the bottom side of the panel where it is more vulnerable. If there is too much moisture, there could be adverse effects with the laminate itself," Seiji warns.
Proper underlayment can also help with sound absorption and comfort underfoot - two often-overlooked benefits.
For homeowners deciding between refinishing hardwood and installing laminate over it, Seiji's perspective is clear:
"I'm old school, so I like the look and warmth of hardwoods. You can finish the flooring to match whatever color matches the rest of the house, but there are benefits to adding laminate if the client wants a particular look, color, or grain pattern."
This is especially true if homeowners want scratch-resistant laminate flooring or the modern styles available in today's laminate lines.
